We measured every rough opening, noted the 2-inch wall depth limiting frame options, and specified PGT WinGuard vinyl impact windows with low-E coating. Sliding Glass Door Replacement - Rotted Frame to CGI Impact Slider in Bunche Park
A Bunche Park homeowner called because their sliding glass door had bound shut - the aluminum track was corroded through and the sill plate showed water intrusion. We found the rough opening was out of square by 3/8 inch, which explained why the original door had leaked from day one. Energy-Efficient Window Install - Jalousie to ECO Window Systems Fixed/Picture in Lakeview
Lakeview has a concentration of 1950s and 60s homes still running jalousie windows. One homeowner’s operators were broken, the blades wouldn’t close fully, and the FPL bill in July hit $340. We measured the openings, explained that fixed picture windows would outperform operable units in rooms that already had central air, and specified ECO Window Systems vinyl frames with insulated glass. The sightline improved dramatically - no more horizontal blades cutting the view - and the measured air infiltration went from “you could feel the breeze” to zero on a blower-door test. The written price included removal of the old blade hardware and patching the stucco returns. Custom Geometric Window - Rectangular Opening to ES Windows Radius Top in Andover
An Andover homeowner wanted to break up a long, flat facade without a full remodel. We surveyed the 48×60 opening in the front gable, noted the 8-foot ceiling height inside, and proposed a radius-top custom unit from ES Windows with the same grid pattern as the existing flanker windows. The challenge was the radius: we needed the chord measurement exact to 1/16 inch, and the template had to be approved before fabrication. The measured survey became the template document the customer kept. Installation required extending the header 14 inches to accommodate the radius, which we documented in the written scope. The photo record shows the temporary support, the new header, and the final unit with sealant tooling. The grid alignment matches within 1/8 inch - the tolerance we specify, and the one we hit.
Impact Garage Door Install - Non-Rated to Mr-Glass Impact-Rated Sectional in Rolling Oaks
A Rolling Oaks homeowner’s garage door failed the 2023 wind mitigation inspection - the existing door was single-layer steel with no rating label, and the track was 25-gauge original equipment. We measured the opening, weighed the door at 187 pounds, and specified a Mr-Glass impact-rated sectional at 340 pounds with a reinforced 14-gauge track and heavy-duty hardware package. The spring calculation changed: from two standard torsion springs to one high-cycle spring rated for the additional mass. This is the kind of detail that doesn’t appear on a generic quote. The written scope specified the spring wire size, the track gauge, and the hardware schedule. The photo record shows the old track removal, the new jamb brackets anchored to the king stud, and the final door with the Miami-Dade NOA label visible. The inspection passed on the first callback.
Front Entry Door Replacement - Hollow Core to Therma-Tru Fiberglass in Miami Gardens Proper
Near Miami Gardens Drive, a homeowner had a hollow-core entry door that had absorbed water at the bottom rail and delaminated. The threshold was original aluminum with no adjustability, and daylight showed at the sweep. We measured the rough opening at 80 inches by 36 inches, found the subfloor had dropped 3/16 inch since original construction, and specified a Therma-Tru Fiber-Classic fiberglass door with a composite jamb that won’t wick moisture. The adjustable threshold compensated for the subfloor condition without shimming, and the multipoint lock engaged at three points instead of one.
